Management of the inspection process through escrow is an essential part of the transaction. I will explain pest reports and contractor issues and keep you posted on all developments throughout.
An initial consultation in which you and I will discuss your expectations and develop a plan to maximize your gains. A Marketing Plan will be presented to seller during listing. I will take care of For Sale signs, advertised in the MLS, and on the Internet. I'll advertise Open Houses on the internet and prepare property flyers/postcards to distribute. Coldwell Banker has a powerful network of more than 700 websites, your property will enjoy positioning on dominant real estate portals like: Trulia.com, ZILLOW.com, REALTOR.com, HOTPADS.com, MSN.com, Yahoo.com, RealEstate.aol.com, Homes.com . I will give you a weekly progress report. I can help setup and supervision inspections and repairs. Once we have an offer, I keep you up to date during the escrow period. You can rest assured that you'll get the best possible deal when I am negotiating on your behalf. Once you've accepted an offer, pertinent disclosures are signed and timelines are adhered to. Final instructions will be given to the escrow company and all final documents will be reviewed.

If you work with a non-ABR®, and you have no written agency relationship, your interests are second to the seller’s interests.
- The agent can tell the seller all that they know about you, including how much you are pre-approved for, why you are moving, and any other information that puts the seller in a stronger negotiating position.
- The agent will keep all information they know about the seller confidential because the seller has a written agreement and the agent owes the seller a fiduciary responsibility.
